Where off-plan selling usually breaks
While a project is on sale, four groups move at once: customers asking on WhatsApp, Instagram and TikTok, brokers registering their own clients, a sales team holding units, and buyers waiting for payment schedules and receipts. When the price list sits in a spreadsheet, holds live in messages and brokers in a chat group, the risk is not only slow replies. It is offering a unit that is already held, or registering one customer through two brokers.
This page shows how EvaCore covers that path, and says plainly what is live and what is not. Every part of the developer platform is built but is switched on per office on request, and sold on the Enterprise plan by annual quote. What is live today has its own section below.
From price list to availability-first answers
It starts with unit inventory: import the unit and price list, review the data, then approve it. The principle is availability first. When a customer asks about a unit or a price range, the answer is tied to the recorded status (available, reserved or sold) and the recorded price, so a unit that is no longer available is not offered.
Projects and brochures add project details, models, files and images as a source for Eva's answers. Website forms and brochure requests can be tied to the project and the source, so you can see which source produced which request.
Timed reservation and the deposit link
Details are on the reservations and deposits page. One honest limit: EvaCore has no payment gateway of its own and does not replace an escrow account. The link works through whichever flow is enabled for the office.
- A team member links a customer and a unit and opens a hold with a deadline the office sets.
- The unit becomes reserved, so it stops appearing as available in answers and to the rest of the team.
- The reservation and payment link is shared through the flow enabled for your office.
- If it is paid in time the deal moves on. If not, the unit is released automatically and becomes available again.
Broker portal with duplicate protection
Selling through brokers raises the oldest question: who registered the client first? The broker portal lets a broker register customers and track sales and shares, with duplicate protection so the same customer is not registered twice. Partner commissions and statements add a sale record, the broker's share, an account statement and settlement tracking.
This differs from co-brokerage (Isnad), which works between agents inside one office. Sharing across offices and partners goes through the broker portal, on request.
Buyer portal and launch day
After a reservation the buyer needs one place to see the unit, purchase details, payment schedule, receipts and handover. That is the buyer portal. For launch day, launch events cover registration, attendance, a waiting list and invitation links.
Both are available on request and do not appear in an account until switched on.
The developer view
The developer dashboard shows demand, opportunities and sales per project, in two views: one for the developer and one for the sales team. The aim is to see which project is moving, which source brings demand, and where deals stall.
What is live and what is on request
Eva replies within seconds and hands the conversation to a person when needed. For the bank side of a purchase, see deal file and bank financing.

Regulatory context, and what EvaCore does not do
Off-plan sales in Saudi Arabia are regulated by the Real Estate General Authority (REGA). REGA's Wafi page (https://rega.gov.sa/rega-services/platforms/wafi-off-plan-sales-and-lease/) says a marketing licence is requested through its platform, and that a developer who wants to take reservation amounts during the marketing-licence period must not take more than 5% of the unit value and must pay it into an escrow account. Those duties sit between the developer, REGA and the bank, and rules change, so check the current text with REGA. For the sales team's practical side, see the off-plan sales team guide.
EvaCore has no Wafi or escrow linkage, does not issue licences, and has no Ejar integration. It records your sales process; it does not replace your legal obligations.
Before you begin
- No Wafi or escrow linkage, and no Ejar integration.
- No payment gateway of its own; the deposit link uses the flow enabled for the office.
- The whole developer stack is on request and part of the Enterprise plan by annual quote, not automatic in every account.
- This page is not legal advice; check licensing and marketing rules with REGA.
Frequently asked questions
- Is the unit reservation system available straight after signing up?
No. Timed reservation, the deposit link and the rest of the developer stack are available on request: they are switched on for your office after agreement, and sold on the Enterprise plan by annual quote.
- What happens if the customer does not pay the hold?
When the deadline the office set passes, the unit is released automatically and becomes available again to the team and brokers.
- Does EvaCore process payments?
No. There is no payment gateway of its own and no escrow linkage. The reservation and payment link is shared through the flow enabled for the office.
- Can the same customer be registered by two brokers?
The broker portal (on request) has duplicate protection when customers are registered. The exact rules are set at activation.
- What can I use today without a special request?
Eva on WhatsApp, Instagram and TikTok, the CRM, the deal file and the bank officer portal are live. See the developer platform page for details.
