Projects and brochures: your development files in one place that Eva reads
Projects and brochures is an EvaCore module where you record your off-plan developments and upload brochures, floor plans and payment plans, so Eva answers WhatsApp buyers from the text of those files and names the page. She never takes a unit price or area from a brochure. It is an Enterprise module, priced by our team in your quote.
What is it?
You add a project with its name, developer, district, expected delivery date, Wafi licence number and price range, then upload its files. The system reads each file's text during the upload, and Eva draws on that text when a conversation is about the project. If the buyer explicitly asks for the brochure, she sends the original PDF after her text reply.

What problem does it solve?
- A brochure is a PDF the system knows nothing about, so staff are asked every detail and then search by hand.
- Numbers read automatically from brochures can be wrong without any sign of it, so a unit price must never be built on them.
- A buyer asks about a project after hours and nobody has the brochure open.
- Project files are scattered across staff WhatsApp chats and email, and nobody knows which copy is the approved one.
How it works, step by step
- Open the Projects page in the dashboard and press Add project.
- Fill in the project name (required), developer, city, district, expected delivery date, Wafi licence number, the price range from "starts from" to "up to", and a description, and set its status: available, fully sold or archived.
- Open the project and upload its files as PDFs or images, choosing the document type: project brochure, unit floor plans, payment plan, Wafi licence or other.
- Wait for the text to be read during the upload, then check each file's status: processing, no readable text, or extraction failed. Re-upload a weak file as a text PDF or a clearer scan.
- When a buyer asks about the project on WhatsApp, Eva answers from the text of the readable files and cites each fact as "brochure, page N"; if the figure that matters only exists in the brochure, she tells the buyer she will confirm with the office.
- If the buyer explicitly asks for the brochure, or accepts an offer Eva made earlier, the original PDF follows the text reply with a note that the artist renderings are illustrative.
- From the Projects page, review the document count per project and how many have no text, delete files that were withdrawn, and edit the project details whenever they change.
What is included
- A project register with available, fully sold or archived status, searchable by name, developer or district.
- PDF and image upload up to 8 MB per file, with a document type for each.
- Text read during upload, and a clear status for each file showing whether it is readable.
- Eva answers from the readable files with page citations, one project per reply.
- The original project brochure sent over WhatsApp only on an explicit request.
- Upload of the office's own documents, such as the company profile and Fal licence, from the branding settings.
Limits and fair use
- No fact about a unit is taken from brochure text: no price, area, floor or bedroom count. Those numbers come from the unit price list or are left unsaid, because automatic reading can drop a decimal point or a digit without any sign.
- The price range in a project's details is a range for the whole project and is never attached to one unit.
- If one project's document text goes past roughly 25,000 tokens, Eva declines to read it rather than cut it short, and the office chooses what she carries.
- A file with no readable text stays saved and downloadable, but Eva does not read it or quote anything from it.
- Brochure text is third-party material that Eva treats as content, not instructions, and staff must still review anything about price and booking terms.
- The module has to be switched on for your office as part of Enterprise, and the inventory and reservation tools do not work without it.

Frequently asked questions
- Does Eva quote a unit price from the brochure?
- No, Eva never takes a unit price from a brochure. The system reads brochures automatically and a figure can be wrong without it showing, so each unit's price comes from the price list your office enters or is left unsaid, and Eva tells the buyer she will check with the office.
- Which files can I upload for a project?
- You can upload PDFs or images up to 8 MB each, and label each as project brochure, unit floor plans, payment plan, Wafi licence or other. A file of any other type is skipped and the screen tells you why.
- How do I know Eva can read my file?
- Each file shows a status after upload: readable, processing, no readable text, or extraction failed. In the last two cases the file stays saved but Eva does not read it, and the screen suggests re-uploading as a text PDF or a clearer scan.
- When does Eva send the brochure itself to a buyer?
- She sends it only when the buyer asks for it outright, or answers yes to an offer to send it that was actually delivered in the last 48 hours. Asking about project details or about what the brochure contains does not trigger a file, and the PDF follows the text reply.
- Do I need the inventory module to use Projects and brochures?
- No, Projects and brochures works on its own: project details, files and Eva's answers from them. The unit price list and everything after it, such as unit holds and the broker portal, need the inventory module, which in turn needs the projects module.
- Can the agent see where a fact came from?
- Yes, Eva is required to cite every fact she takes from a document as "brochure, page N", using the page marker recorded in the file's text. The agent opens that page and checks it, and Eva never invents a page number.
