Property Care: resident reports on WhatsApp through to confirmed completion
Property Care is a system for a real estate office that manages rented properties: residents report faults on WhatsApp, Eva triages, and your team dispatches technicians through dedicated links and tracks each request to the resident's confirmation. Plans are priced by units, residents and technicians are free, and there is no Ejar integration.
Property Care is a module that our team switches on for your office account, after which a Property Care item appears in your dashboard. It serves an office that does not only sell property but also looks after its current residents on the same number that receives customers. A person with an active occupancy on your register is treated by Eva as a resident, and a person with no occupancy stays in the usual sales flow with no change at all.
The request path is fixed and enforced by the system, not by the AI: New, Triaged, Awaiting approval when needed, Offered to a vendor, Vendor accepted, Scheduled, In progress, Awaiting resident confirmation, then Closed. Eva says a technician is on the way only once one has actually accepted the job, and says an appointment is booked only once the appointment is saved. The request closes on the resident's confirmation, or after 72 hours of silence marked unconfirmed.
Emergencies wait for nobody. Fixed rules in Arabic and English read the resident's words before any AI: water leaks, power loss, gas, fire, a trapped lift, a lockout. The case is saved as an emergency and the on-call list is paged on WhatsApp in order, then escalated to the next person if nobody acknowledges (escalation is checked about every 15 minutes); if WhatsApp refuses a page, the office alert number and the owners' phones are tried. If the AI is down, a fixed receipt message still saves the request.
Your office has its own tools: Service desk, Properties, Vendors, Spending, Preventive, Inspections, Notices, the Portfolio dashboard, Owner reports and Settings. The owner sees every section, a team member sees the Service desk, Properties, Vendors, Preventive and Inspections, a call center employee sees only the requests screen, and an accountant sees only spending.

Property Care: Starter
SAR 990 / month
The Starter plan is the smallest Property Care plan, built for an office that manages up to 100 units and wants maintenance reports, technicians and spending in one dashboard. It includes the Service desk with request statuses from New to Closed, technician dispatch through a dedicated link, the emergency rules, buildings, units and assets, preventive maintenance and owner reports. It is billed monthly by portfolio size, and the amount comes from the pricing table. Residents and technicians are free, and the plan is sized by units, not by staff. Your team still triages, dispatches and approves, and the plan is not connected to Ejar.
- When should I move from Starter to Growth?
- When your portfolio passes 100 units. Both plans offer the same functions; the difference is the portfolio size covered. Talk to our team before adding more units so we can set the right plan for you.
Property Care: Growth
SAR 2,990 / month
The Growth plan is the Property Care plan for offices that manage up to 500 units and need several on-call contacts, many technicians and a dashboard that shows what is overdue and stuck. The functions are the same as Starter: the Service desk, technician links, approval ceilings, shared incidents that group reports of a building-wide fault (water, power, lift or common areas) within six hours into a single dispatch, and a repeat-failure flag at the third request within a year on the same asset, or on the same unit and category. The difference is the portfolio size covered; it is billed monthly and the amount comes from the pricing table. Offices on the Agency plan get a discount on it. Replacement and approval decisions stay with your office.
- Does Growth have different functions from Starter?
- No, the functions are the same and the difference is the number of units covered. Choose the plan by your actual portfolio size, and you can move to a larger plan as you grow.
Property Care: Scale
SAR 5 / unit (minimum 2,500 / month)
The Scale plan is the Property Care plan for portfolios above 500 units, priced as a flat amount per unit with a monthly minimum, so the bill grows with your portfolio without jumps between plans. It offers the same functions: the Service desk, technician links, preventive maintenance that generates requests automatically, building notices, move-in and move-out inspections with checklists and photos, and a monthly report for each building. CSV import, available on every plan, takes up to 2,000 rows per file, so a large portfolio need not be typed by hand. The per-unit price and the minimum come from the pricing table. Residents and technicians are free, and spending approval stays with your office.
- How is the Scale bill calculated?
- It is the number of units you manage times the per-unit price, with a monthly minimum. The price and the minimum are in the pricing table, and our team confirms the unit count with you when we switch it on.
Property Care for developers
SAR 3.5 to 4 per unit (annual)
Property Care for developers is a quoted offer for large portfolios of 2,000 units or more, such as a developer that hands over compounds and keeps servicing them after handover. It is signed as an annual contract only, at a per-unit price our team sets after reviewing your portfolio, and it does not appear in the table. It offers the same functions as the other plans: the Service desk, technician links, shared incidents, preventive maintenance and owner reports. It pairs well with setup and data import to move units and residents in one go. The AI helps receive reports, while dispatch and approvals stay with your maintenance team.
- Is a monthly contract possible for developers?
- No, this offer is annual only and priced by quote. If your portfolio is below 2,000 units, the Scale plan fits you better and is billed monthly.
Property Care setup and data import

Property Care setup and data import is a one-time service in which our team moves your buildings, units, residents, vendors and assets into the system, so you start with a ready register instead of typing it. The system reads CSV files of five kinds: buildings, units, residents, vendors and assets, accepts column headings in Arabic or English, and shows a preview with errors before saving, up to 2,000 rows per file. The service is priced by quote, depending on the size and quality of your data. The accuracy of the numbers, including residents' mobile numbers, remains your office's responsibility.
- Can I import my data myself?
- Yes, the import page in the Property Care dashboard (owner only) accepts CSV files and shows a preview with errors before saving. The paid service suits an office that wants our team to clean, prepare and run the files.

Limits and fair use
- Plans are set by the number of units you manage, and our team confirms the count with you when we switch it on. The functions do not change between Starter, Growth and Scale.
- Customers on the Agency plan get a 20% discount on the Starter, Growth and Scale plans, which is the discount recorded in the catalogue.
- Not integrated with Ejar, the tax authority's e-invoicing (ZATCA) or the real estate authority (REGA); official contracts and invoices stay in their systems.
- WhatsApp template fees (technician offers, notices and reminders outside the 24-hour window) are billed by Meta to your office's own WhatsApp account; EvaCore never charges them.
- A matching phone number never opens a unit; a lockout needs your staff to record the resident's identity check before a locksmith is assigned.
- The AI helps receive reports and does not replace your team; dispatch, approvals and the repair-or-replace decision are yours.
- Production currently runs on servers in the United States (us-central1) and AI processing happens outside the Kingdom; hosting inside the Kingdom is available on request by quote.

- Yes, the emergency and keyword classification rules run without any AI, the request is saved, and the resident gets a fixed Arabic receipt. For emergencies the on-call person is paged at once, then your team takes over.
- How do I move my existing data into the system?
- Import CSV files for buildings, units, residents, vendors and assets yourself, or use the paid setup and import service. You see a preview with errors before saving, and the limit is 2,000 rows per file.
- Does Property Care issue lease contracts or tax invoices?
- No, the system issues no contracts or e-invoices and does not connect to Ejar. It records expenses and the invoices your staff upload for internal tracking only.
