Developer dashboard: which project sells, which campaign pays, which team replies fastest

The developer dashboard is an Enterprise module that gathers the sales funnel per project, reply speed per team and agent, cost per lead per campaign, and buyer demand compared with stock. It shows what the system actually recorded, with no estimates. Cost figures need the owner to enter spend, and the module is a monthly add-on you choose at contracting.

What is it?

The dashboard is one page with five sections: funnel, speed to lead, sources and campaigns, demand versus stock, and inventory velocity. You choose the period (the last 7, 30 or 90 days, or a custom range) and a project, and the figures are computed from your leads, conversations, reservations and price list. Every table exports to CSV, and every section carries a note explaining how its figures are computed.

How it works, step by step

  1. Open the Developer dashboard (owner, team lead or finance role); you see the whole company, or just your team if you are a team lead.
  2. Choose the period: the last 7, 30 or 90 days, or a custom range of up to 366 days, and pick a project or All projects.
  3. Review the funnel: leads, contacted, qualified, viewing booked, unit reserved, won, with each stage as a share of the previous one and a per-project table with available, reserved and sold units.
  4. Open Speed to lead to see median first reply, p90, replied within 5 minutes and first human reply, by team and by agent.
  5. In Sources & campaigns compare sources and campaigns by their funnel, then enter (as owner) what was spent on a source or campaign in a month to see cost per lead, qualified lead, viewing and sale.
  6. In Demand vs stock compare lead budgets, bedrooms, cities and districts with what is available, and see how many leads have a budget below the cheapest available unit.
  7. In Inventory velocity follow units now by status and the weekly change between sold, reserved and released.
  8. Export any table as CSV and share it with your team or management.

What is included

  • A six-stage funnel computed from lead status, non-cancelled viewings, active holds, recorded sales and a deal-closed note.
  • Speed to lead: median, p90, first human reply, replied within 5 minutes and unanswered leads, by team and agent.
  • Sources & campaigns: the campaign id from Meta or Snapchat, or utm_campaign for website forms.
  • Monthly ad spend entered by the owner, with cost per lead, qualified lead, viewing and sale.
  • Demand vs stock: budget bands, bedrooms, cities, districts and property type.
  • Current and weekly inventory movement, and CSV export of every table.

Limits and fair use

  • A team lead sees their team and their region's unassigned pool, finance reads company figures without spend, and only the owner sees and enters spend.
  • Speed to lead covers only the period's leads who wrote on WhatsApp, and a lead who got no reply never counts as fast.
  • Cost figures do not appear until the owner enters spend, and they are company-wide, unaffected by the project filter.
  • Closed alone counts as contacted, not as a sale; only a lead with a sold status, a hold converted to a sale, a broker-portal sale or a deal-closed note counts as won.
  • Demand comes only from what the lead stated: someone who gave no budget or bedrooms is left out of that cut, and unpublished prices are excluded from the budget comparison.
  • The unit status history starts with the first change recorded from a project page; before that only the current state is shown.
  • The dashboard measures but does not decide: your staff reads the figures and decides where to spend and which team to back.

Frequently asked questions

How is a lead's stage in the funnel computed?
A lead's stage is the furthest point it has reached: its current status, a non-cancelled viewing, an active unit hold, a recorded sale or a deal-closed note. Each column counts leads at that stage or later, so the funnel never widens as you go down.
Where does cost per lead come from?
It comes from the amount the owner enters for a month, a source and an optional campaign, divided by that month's leads from the same source. Without spend entered, no cost appears.
What counts as a reply in speed to lead?
The first outbound reply that did not fail, to a lead who wrote on WhatsApp, whether from Eva or from a person; the first human reply is measured separately. Median and p90 are computed over those who got a reply.
Can a team lead see the spend?
No, spend is the owner's alone. A team lead sees their team's funnel, reply speed and sources, and finance reads company figures without spend.
Why is the weekly inventory change empty?
Because the history starts with the first unit status change made from a project page. Before that the dashboard shows only the units' current state and does not guess the past.
Does the dashboard show cost per reservation?
It shows cost per lead, per qualified lead, per viewing and per sale for each source and campaign. The Unit reserved stage appears in the funnel, but no separate cost is computed for it.
