Financing pre-check: an internal screening step before the buyer visits
Financing pre-check is an internal calculator in EvaCore that estimates a buyer's purchasing capacity from salary, obligations, age and housing support, using assumptions your office sets, and saves the result on the lead. It is a screening step for your team, not a financing offer, an approval or any bank's terms. It is an Enterprise module, priced by our team.
What is it?
Your staff member enters the buyer's details into the calculator and sees the monthly instalment limit, the available instalment, the tenor, the estimated financing and an indicative maximum price, all saved on the lead. There is also a public link with your office's logo where the buyer can calculate alone, and if they ask to be contacted they arrive as a new lead with their estimate.

- A sales manager who wants to steer each buyer toward available units with a published price inside their estimated capacity.
- A team receiving enquiries from buyers who have not named a budget and needing a starting point for the conversation.

What problem does it solve?
- A salesperson shows a unit priced far above the buyer's reach and a visit is wasted.
- Each salesperson works out capacity their own way and the calculation never stays on the lead.
- A buyer asks how much they can afford and there is no single answer that can be reviewed.
- The lead file shows nothing of what the buyer said about salary, age and obligations, or when it was calculated.
How it works, step by step
- Open Financing pre-check in the dashboard. The owner or a team lead first sets the five assumptions: the highest debt-burden ratio, the annual profit rate, the maximum tenor, the maximum age at the end of financing and the housing-support amount. Any value you have not set shows the label "editable assumption".
- Search for the buyer by name or mobile to save the estimate on their file, or calculate without picking a buyer.
- Enter net monthly salary, current monthly obligations, age and down payment, then choose the employer sector, government, private, military or retired, and the housing-support status: Sakani beneficiary or not.
- Read the estimate: the monthly instalment limit, the available instalment, the tenor, the estimated financing, the down payment and the housing support counted, then an indicative capacity figure. A line under the result states it is an estimate and not a financing offer.
- Press Save to the buyer's file. The estimate appears on the lead card with who calculated it, alongside Units within reach: available units with a published price no higher than the indicative maximum.
- To save your team time, copy the buyer calculator link and send it; the buyer calculates alone, agrees to be contacted, and arrives in your system as a new lead with their estimate.
- The owner can change the public link at any time and the old one stops at once. Review Recent estimates on the calculator page.

Limits and fair use
- This is a preliminary estimate based on assumptions your office sets. It is not a financing offer or an approval, and it does not represent the terms of any bank, financier or housing-support programme. The actual financing amount is decided by the financier after reviewing the application.
- The module gives no financial advice and does not tell a buyer to borrow, and the buyer still needs to approach the financier, with staff review before that.
- Housing support is added only as the amount your office set, for a buyer who said they are a Sakani beneficiary; if no amount is set, nothing is counted.
- The age field accepts 18 to 100 years, and the financing figure is rounded down to the nearest 1,000 so the estimate does not look exact.
- An estimate a buyer enters on the public page never replaces one already saved on their file, no message or email is sent to the visitor, and a contact request needs explicit consent.
- The finance role does not see the calculator or lead files, and the module needs to be switched on for your office as part of Enterprise.

Frequently asked questions
- Is the estimate an approval or a promise of financing?
- No, the estimate is not an approval, a promise or a financing offer. It is a preliminary calculation that depends only on your office's assumptions and does not represent any bank's or financier's terms, and every result carries a notice saying so. Only the financier decides the amount after reviewing the buyer's application.
- Who sets the debt-burden ratio and the profit rate?
- Your office does. The owner or a team lead edits the five assumptions on the settings page, and until they do, the starting values show the label "editable assumption". They are not a bank's rules or an official body's, so update them whenever your own numbers change.
- Can a buyer use a calculator page in my office's branding?
- Yes, there is a public link specific to your office where the buyer works out their own capacity. If they ask to be contacted after explicit consent, they arrive as a new lead in your system with their estimate, merged with their file if the number is already known. Nothing is sent to the visitor. The owner can change the link and the old one stops at once.
- What are Units within reach?
- They are available units in your non-archived projects that have a published price no higher than the buyer's indicative maximum, highest price first. Six are shown on the lead card along with the total count. A unit with no price is never counted.
- What if the buyer is too close to the age limit for a tenor?
- The tenor shortens as the age approaches the maximum age at the end of financing your office set, and once the buyer reaches or passes it there is no tenor, which the estimate says plainly. Likewise if current obligations use up the highest debt-burden limit, no instalment is left for new financing.
- Do I need the inventory module to use the pre-check?
- The calculator works alone and saves the estimate on the file. The Units within reach list, though, needs inventory switched on with available units at published prices, otherwise it shows empty. The calculator does not require Eva to be working on WhatsApp.
